FAQ
Of course, you have questions about Fast House Buyers, so let's jump right in to some of the most common queries we hear from customers.
- How fast is the Fast House Buyers process?
-
In general, the Fast House Buyers process occurs at whatever pace works best for your needs. For some people this means finalizing the transaction within as few as 14 days or even as quickly as 7 days if necessary. In extreme situations, such as repossession or eviction within 24 hours or less, we are often able to help people resolve the situation before such negative consequences occur.
However, if you don't want or need to proceed that quickly we can easily accommodate longer timeframes as well. You don't even have to designate a completion date to have a legally binding sale agreement in place. We can put a contract in place right away and then complete the sale when you are ready. Most of our customers choose a term of 6 months or less, but longer term arrangements are possible in many circumstances.
And of course, if you choose a rent back or buy back option where there is no physical moving involved the process can proceed quickly with little or no disruption to your daily life.
- Once you make me an offer, how long do I have to decide whether or not to accept it?
-
Once you receive our guaranteed offer (within 48 hours), you have 28 days to consider it and make a decision. Need more time than that? No problem, in most cases we can still move forward with a sale after 28 days have passed with just a simple reassessment of the situation and an update of the formal offer.
- I am behind on my loan payments, can you help me?
-
Whether you are behind by a month, six months, or more, we can nearly always help resolve financial difficulties if you have at least some equity in the property. For some people this means executing a quick sale, for others it means accessing more short term assistance by accessing your equity to gain enough time for selling the property on the open market.
Regardless of the specifics, in the vast majority of cases we can even help you remain living at the property with a rent back or buy back contract agreement.
- What types of property does Fast House Buyers UK purchase?
-
In short, practically any kind of residential property. From houses to flats to everything in between, if your property falls into the residential category we can nearly always help you.
- What about the location of my property?
-
Fast House Buyers UK works with customers who have property in nearly every part of the UK. From England to Wales, Scotland to Northern Ireland, if you have property to sell we can very likely arrange a quick purchase.
- How much will you pay for my property?
-
Fast House Buyers UK always works with you to determine the most fair and equitable price possible. The precise offer you receive from us will depend on many different factors, including the type of property, the location, and its physical condition. Most often we will pay you somewhere between 75% and 90% of the property's open market value.
- My property is in disrepair, will you still buy it?
-
Yes, absolutely. Often the properties we buy need improvements ranging anywhere from minor to major, so their physical state is generally not an issue. In many cases a quick sale is such an excellent choice precisely because the property is in disrepair and thus is extremely difficult to sell on the open market via an estate agent.
At first glance this might not seem like enough, but remember the other factors that make a quick property sale so beneficial. First, you don't have to wait weeks or months on end for the property to sell on the open market, and second, you don't have to pay the substantial additional costs of estate agency fees and the like.
What's more, Fast House Buyers UK offers you the flexibility to structure your contract in ways that are often even better solutions than an outright sell. Rent back and buy back options are terrific tools you can use to deal with short term financial issues while preserving your options to remain on the property as a renter and/or buy the property back at a later date.
- I have an investment property that is not my primary residence; I use it as a rental. Can I still sell it to Fast House Buyers UK?
-
Yes, of course. We often help property owners who want or need to shed a rental property by taking advantage of the benefits from a quick sale.
- What would happen to my existing renters if I sell you the property?
-
The sales process is practically seamless for your existing renters. Even if they are behind on their rent, you don't have to worry because we can still work with you to complete a quick sale transaction.
- I'm interested in a quick sale of my property; how can I get more specific information from you?
